Getting the following information ready before speaking with a lender will make the process smooth and easy. the documents below (if they apply to you) are going to be required by your lender to get you the appropriate type of financing and amount for your pre-approval letter.

income verification documents

  • Last 2 years of tax returns

  • ALL W2’s (2 years) and most recent pay stubs OR 1099 form with profit/lost statement (self employed)

  • Documentation of alimony, social security, widows benefits, or child support payments

assets and debt verification documents

  • Statements for the previous 60 days of all checking and savings accounts

  • Statements for the following accounts (if applicable) investments, retirement, trust, and other funds you have available

  • Copies of the check for any gift money received (if applicable)

  • A letter from the gift provider that indicates the amount was given and there is no expectation of repayment

credit verification

  • Your lender will run a credit verification to determine your current credit score across three companies that report credit

  • This credit verification will help to determine your interest rate and type of financing you qualify for

Additional documents

  • In the event you are a renter, they will require information regarding where, when, and the amount of your previous rent to verify these payments have been made on time

  • In the event of a bankruptcy or foreclosure, you may be required to provide documentation regarding these filings

  • Photo ID to verify who you are
